Code 440 is a 57,500 sq. ft., 4-storey hybrid industrial and office building is located in the heart of the city of Laval, Quebec. The project stands out for its contemporary architecture, 13-foot high ceilings, and exposed mass timber structure and glass curtain walls.
The exposed wood structure not only gives the building a striking aesthetic but also provides excellent thermal and acoustic performance, as well as reducing CO2 emissions. The use of renewable materials creates a warm and distinctive environment, making it particularly attractive to high-profile tenants.
Developed by Cosoltec, this mixed-use building also serves as the company’s head office. The adjacent industrial space is equipped with loading docks and floor-level doors to meet the logistical needs of tenants.
Glulam and cross-laminated timber (CLT) were chosen for the project for a number of reasons:
- To add prestige to building
- To create a beautiful, warm, biophilic aesthetic
- To attract high profile tenants
- For thermal efficiency and acoustic performance
- For the reduction of carbon emissions.
The project was completed in 2022.
